Alanya Villa Design

Ankara-based Kaya + Partners takes on the interior architecture of sea-view villas built on the slope between the Taurus Mountains and the Mediterranean in Alanya. We do not have a physical office in Alanya; we run the process through remote project management, scheduled site visits, and coordination of the local construction team. In Kargicak, Mahmutlar, Oba, and Tepe, we design villas centered on the view and the sloping terrain, suited both to year-round living and to preserving value as an investment. Most of our owners are Russian, Scandinavian, or German buyers, so we structure the design around the remote-use scenario from the very start.

Slope Topography: A Tiered Plan Between the Taurus and the Sea

An Alanya villa differs from a flat coastal plot; the land almost always descends in a steep slope from the foothills of the Taurus down to the sea. The first design decision is to read this slope not as a burden but as an opportunity. By terracing the levels, we create a layout in which each floor earns its own view and terrace, placing living areas on the upper levels and the pool and outdoor seating on the lower ones. On sloping land, the transition between basement, intermediate level, and terrace levels defines both the villa's interior volume and its outdoor life.

  • Floor and terrace levels stepped according to the slope of the land
  • A separate sea view and independent outdoor seating area at every level
  • Living areas on the upper level, pool and shaded outdoor space on the lower level
  • Retaining wall and terracing lines planned together with the interior layout
  • A split-level volume approach that turns the slope into an advantage

Sea and Castle Views: Facade Orientation and Framing

In Alanya the view is often twofold: the Mediterranean in front, and the Alanya Castle and Taurus silhouette behind. We identify the angles of the plot facing these two directions and place the living room and master bedroom at the level where the view is strongest. At high points such as Tepe and Kargicak the panorama is wide; here we frame the view as an uninterrupted backdrop, while at the lower levels of Mahmutlar and Oba we frame the view through selected openings. The aim is not to enlarge the window but to bring the right view into the right room.

  • Dual-direction facade based on the Mediterranean in front and the castle and Taurus silhouette behind
  • Placement of the living room and master bedroom at the level with the strongest view
  • Wide panorama in Tepe/Kargicak, framed openings in Oba/Mahmutlar
  • Morning and evening light scenarios based on the sun's path
  • Choice of shading and window film that balances reflection and glare

Warm Climate, Indoor-Outdoor Transition, and Pool Layout

Alanya is one of the points with the longest summer season in Turkey; for this reason life is largely spent on the terrace, by the pool, and in the shade. We dissolve the boundary between inside and outside with floor-to-ceiling sliding glass systems, connecting the living room directly to the terrace and pool. On sloping land we often resolve the pool with an infinity layout aligned to the view line, reading the water as an extension of the sea. With deep eaves, pergolas, and cross-ventilation we aim for an interior that stays shaded and breathing even at the hottest midday.

  • Uninterrupted indoor-outdoor transition with floor-to-ceiling sliding glass
  • Infinity or overflow-channel pool layout aligned to the slope
  • Passive shading with deep eaves, pergolas, and brise-soleil
  • Facing openings and air corridors for cross-ventilation
  • Concealed-duct air conditioning so the mechanics are invisible and the cooling is even

Foreign Buyer Profile: Flexible Design Between Investment and Living

The owners of Alanya villas are mostly Russian, Scandinavian, and German buyers; some want to live there year-round, others to use it in summer and rent it out the rest of the year. This dual scenario directly affects the design. Permanent living calls for real insulation, storage, and kitchen depth; rental use calls for durable surfaces, easy maintenance, and a layout that can be prepared quickly. While Mahmutlar's dense foreign population wants a practical, low-maintenance language, the upper-segment slope villas of Kargicak demand a more refined, cohesive comfort.

  • A flexible plan according to the permanent-living versus rental-use scenario
  • Kargicak: upper-segment slope villa, refined and cohesive comfort
  • Mahmutlar: a practical, low-maintenance language durable under heavy use
  • Oba: close to the city center, comfort livable year-round
  • A timeless palette and durable details that preserve investment value

Coastal Material Palette and Compliance with Permit and Occupancy

On the seafront, material choice is as much a matter of durability as of aesthetics; salty air, humidity, and the strong Alanya sun quickly wear out a poorly chosen surface. We prefer materials resistant to salt and humidity such as natural stone, glazed ceramic, heat-treated wood and teak, stainless and powder-coated metal, and we use UV- and moisture-resistant fabrics outdoors. Alongside this, we shape interior decisions in line with the building permit, occupancy certificate, and complex management conditions; we remain faithful to regulations especially for structural changes that would affect foreign buyers' purchase and title-deed process.

  • Natural stone, glazed ceramic, and heat-treated wood surfaces
  • UV- and moisture-resistant, fade-proof fabric and upholstery outdoors
  • Stainless and powder-coated metal with details resistant to salty air
  • Interior decisions compliant with permit, occupancy, and complex management conditions
  • Easy-maintenance surface choices that stay well-kept for years

Remote Process for Foreign Buyers and Coordination from Ankara

The owners of Alanya villas are often abroad; especially for Russian, Scandinavian, and German buyers we design the process remotely from the start. We have no physical office in Alanya, our headquarters is in Ankara; we run the project transparently through scheduled site visits, digital measurement, photorealistic 3D presentation, video tours, and an online approval flow. You communicate with a single point of contact, we coordinate the local construction team in Kargicak, Mahmutlar, or Oba, and we oversee the design quality end to end. This way, even if you are not in the country, your villa comes to life faithfully, under control, and on time.

Frequently Asked Questions

Common questions about your interior design project

  • Do you have an office in Alanya, and how do you run a villa project?

Our headquarters is in Ankara; we do not have a physical office in Alanya. We run villa projects through remote project management, scheduled site visits, photorealistic 3D presentation and online approval via video tours, and coordination of the local construction team in Kargicak, Mahmutlar, or Oba. You work with a single point of contact, while we oversee design and construction end to end.

  • I am abroad; can we run the process without seeing the villa in person?

Yes. Especially for Russian, Scandinavian, and German buyers we have structured the process remotely from the start: with digital measurement, photorealistic 3D visuals, video tours, and online approval steps, you can make every decision remotely. During scheduled site visits we oversee measurement and construction, and we share progress regularly with visuals.

  • How do you make use of Alanya's sloping terrain in the design?

We read the steep slope descending from the Taurus foothills to the sea as an opportunity rather than a burden. We terrace the levels to give each level its own view and terrace, placing living areas on the upper levels and the pool and outdoor seating on the lower ones. By planning the retaining and terracing lines together with the interior layout, we achieve a split-level volume.

  • Do you design the villa both for living and for investment?

Yes. Most Alanya buyers purchase the villa either to live in it year-round or to use it in summer and rent it out the rest of the time. For permanent living we plan insulation, storage, and kitchen depth; for rental use we plan durable surfaces, easy maintenance, and a layout that can be prepared quickly. With a timeless palette and durable details, we also preserve investment value.

  • What materials do you use by the seaside?

We choose materials resistant to salty air, humidity, and the strong Alanya sun: natural stone, glazed ceramic, heat-treated wood and teak, stainless and powder-coated metal, and UV- and moisture-resistant fabrics outdoors. We also shape structural decisions in line with permit, occupancy, and complex conditions. The aim is not just to look beautiful in the first year, but a villa that stays well-kept years later too.
