Smart Villa Architecture

A smart villa is not built by buying devices; it is built by deciding cable routes, panel locations and scenarios while the structure is still in shell stage. We embed the automation infrastructure into the architectural project and deliver it on site with our own team.

Smart villa architecture is a plan decision, not a product choice. The most common mistake we see on site is this: the villa is finished, then a company is called in for the "smart home". By that point walls are closed, plaster is done and there is nowhere left to run cable. What remains are wireless patches, surface-mounted sensors and apps that do not talk to each other.

We reverse the order: first we define how the house will be lived in, then we embed the infrastructure that supports that life into the architectural drawings. Our full approach is set out on the smart villa architecture page.

Infrastructure is planned in shell stage

Eighty per cent of a smart villa is invisible and belongs to the shell stage. The position and size of the low-voltage panel, riser routes, the number of data lines to each room, ceiling feeds for motorised curtains, exterior sensor and camera lines — all of it must be resolved before the walls close. Adding it later is not only expensive but often impossible.

Three items cause the most regret: an undersized low-voltage panel, a forgotten exterior feed and a ceiling void never reserved for motorised shading. And there is the cheapest insurance of all — a spare empty conduit route, so that when a device changes in five years the replacement goes in without opening walls.

A scenario list, not a device list

A good smart villa is measured not by how many devices it has but by how many decisions it makes for you. In badly configured systems the user must open fifteen separate apps and adjust each one — more tiring than having no automation at all.

So during design we produce a scenario list rather than a device list: morning wake-up, leaving, evening return, guests, film, night and extended absence. Each scenario moves lighting, shading, climate, audio and security into the right position with a single gesture. The app should be the last resort; the primary control is the switch on the wall, and your guest must be able to use it too.

Three systems, one language

Most of the comfort in a villa comes from lighting, shading and climate working together. Installed separately they undermine each other: sun pours in and heats the room while the air conditioning fights it; close the blinds and daylight is gone. In a correct setup sun position is read, motorised shading cuts the sun, the climate system steps back accordingly and lighting balances itself against daylight. Given that heating and cooling is the largest line on a villa's annual bill, the gain is not only comfort.

Protocol matters more than brand

A villa is used for twenty years; automation products change every five. Wired systems such as KNX demand more effort at installation but are long-lived and vendor-independent; wireless systems install quickly but depend on batteries, range and manufacturer support. The right answer is usually hybrid: a wired critical backbone with wireless flexible endpoints.

And there is a subject most projects skip — handover. At delivery you receive the schematic, device list, passwords and configuration file. Even if you stop working with us, another team can manage your system; that is the only honest approach that does not lock the client in.
