Architectural Design and Villa & Residence Interior Projects in Istanbul

From Bosphorus-view villas to Maslak's contemporary offices, from Nişantaşı boutique venues to Sarıyer residences — original architectural and interior design solutions across every corner of Istanbul.

Kaya + Partners is an independent architecture practice creating place-responsive, context-sensitive projects within Istanbul's layered architectural fabric. We provide Istanbul architectural design and interior design services across a broad spectrum, from Bosphorus-view villas to contemporary residences in Beşiktaş, Nişantaşı and Etiler, and from boutique restaurants along the Sarıyer shoreline to corporate offices in Maslak and Levent.

Our services in Istanbul

  • Architectural design — Villa, residential, office and mixed-use projects on both the European and Asian sides.
  • Interior design — Interiors for luxury homes, boutique hotels, restaurants and cafés.
  • Turnkey delivery — Single-point project management and site coordination from design to handover.
  • Decoration planning — Renovation of existing spaces, furniture selection and spatial planning.
  • Urban design — Mixed-use complexes and large-scale developments.

Istanbul's architectural character

Istanbul is a unique city where Byzantine, Ottoman and modern Republican layers are intertwined. Designing within this rich fabric requires both reading the historical context accurately and meeting today's standards of comfort, acoustics and sustainability. From sun and wind analysis for terraces overlooking the Bosphorus to measured surveys under conservation-area constraints, and from the renovation of historic buildings to modern villas designed from the ground up, we approach every project in response to its specific context.

Areas we work in

We deliver private residential, commercial and office projects across every part of Istanbul, notably Beşiktaş, Bebek, Arnavutköy, Etiler, Nişantaşı, Sarıyer, Yeniköy, Tarabya, Maslak, Levent, Zekeriyaköy and Kemerburgaz on the European side, and Suadiye, Kadıköy, Çengelköy, Kandilli, Beykoz and Acarkent on the Asian side.

Our design process

Beginning with the brief, our design process moves through concept development, schematic design, construction documentation and site supervision. At every stage, regular meetings, 3D visualisation and detailed reporting keep the project predictable in terms of budget and schedule. Our experience with Istanbul's heavy traffic and construction-site logistics makes a real difference when a project moves on site.

How to read the portfolio

Project stories, not just typologies

We don't simply label each project "residential" or "office." We explain the initial problem, the design decisions we made (materials, lighting, circulation, storage) and how the result shaped everyday use. Every project page lists measurable details — area (m²), scope, type of work, delivery model and year — so you get a clear answer to "can this team handle my project?"

Every space type has different priorities

One studio, but a different approach for each need. Here is how design priorities shift across the projects in our portfolio:

Residential & Villa

Circulation suited to lifestyle, natural light and storage; a balance of warmth and durability in materials.

Office

Efficient workflow, acoustic comfort and a corporate atmosphere that reflects the brand identity.

Clinic & Healthcare

Hygiene-focused surfaces, patient and staff circulation, and a calm, reassuring perception.

Retail & Store

Customer wayfinding, storefront impact and a lighting scheme that supports sales.

From design to handover — one studio, end to end

Every project in our portfolio follows the same 5-stage method. We don't just design; we manage the whole process.

  1. 01

    Brief & analysis

We clarify needs, budget and the site conditions of the space together.

  2. 02

    Concept

We build the design language that defines the space's character, materials and lighting.

  3. 03

    Drawings & details

Technical drawings for construction, details and 3D visualisation.

  4. 04

    Construction management

Site coordination, supplier network and production follow-up so the design is realised exactly.

  5. 05

    Handover & support

    Post-handover checks and long-term support.
