What Drives the Cost?

Quotes for the same apartment can differ by up to twofold; most of that gap can be explained.

  • Scope

    Whether the plumbing is renewed, the floors are stripped and the electrical wiring is fully replaced are the questions that move the total most. Toggle the items in the tool to see the effect of each one.

  • Material grade

    Tiles, parquet, fittings and kitchen cabinets span a very wide price range. If a quote does not name the brand and series, the figure cannot be compared — which is why the tool prices every item in three grades.

  • Hidden items

    Debris removal, protection of common areas, cleaning and site management often do not appear in the first quote. The tool always accounts for them in the first line of the breakdown.

How much does a home renovation cost?

According to September 2026 data, a full renovation of a 100 m² apartment in Ankara, including 1 bathroom and 1 kitchen, costs 3,500–5,500 TL per m² in the economy grade, 5,500–9,000 TL in the mid-range grade and 9,000–15,000 TL in the luxury grade; in the mid-range grade the total comes to 550,000–900,000 TL. Materials and labour are included; appliances, furniture, windows and the heating system are not.

How is the renovation price per m² calculated?

A renovation price is not a single figure per m² but the sum of three parts: general works outside the wet rooms (demolition, electrics, plumbing, flooring, walls and paint, suspended ceiling) by m²; bathrooms and kitchens per unit; and the interior architecture design fee, again by m². That is why, of two apartments of the same size, the one with two bathrooms is noticeably more expensive. In an apartment with sound plumbing you can switch that item off and see how much the total falls.

How much does a bathroom or kitchen renovation cost?

According to September 2026 Ankara data, a full renovation of a standard 4–6 m² bathroom costs 110,000–180,000 TL in the mid-range grade, including tiles, sanitary ware, shower enclosure, vanity unit and the plumbing inside the bathroom. Renewing a 6–12 m² kitchen with cabinets, worktop, tiles and plumbing costs 170,000–300,000 TL in the mid-range grade; built-in and freestanding appliances are not included.

How is the interior architect's fee calculated?

The TMMOB Chamber of Interior Architects' minimum fee is calculated from the area, the approximate building unit cost published every year by the Ministry of Environment, Urbanisation and Climate Change, the PİD rate and a coordination coefficient of 1.4. Under the 2026 communiqué this floor is about 1,485 TL/m² for a typical apartment (class III-B), excluding VAT, for the full service. For mid-range residential projects the market fee settles in the 1,500–2,800 TL/m² band; the level of detail and the number of revisions determine the fee.

How long does an apartment renovation take, and how do I get a firm price?

A full apartment renovation typically takes 8–14 weeks; renovating a single bathroom or kitchen takes 3–5 weeks. The schedule is usually set not by the site work but by long-lead items such as kitchen cabinets and made-to-measure joinery. A firm price requires seeing the apartment on site and agreeing the scope and material grade in writing; the range from this tool is a starting point for that meeting.
