Ankara-based Kaya + Partners designs the interiors of sea-view luxury villas and summer houses in Antalya. We do not have a physical office in Antalya; we run the process through remote project management, scheduled site visits and coordination with a local execution team. Sea View and Façade Orientation

The first decision in Antalya villa design is the view. We identify the plot's sea-facing direction, place the living areas and master bedroom at that angle, and frame the view like a painting. We map where the sun moves through the day, bringing morning light to the breakfast area and the setting sun to the terrace. Here the façade is not merely a wall; it is the interior's continuous relationship with the sea.

Indoor-Outdoor Flow and the Infinity Pool

In a coastal villa life happens on the terrace and by the pool more than in closed rooms, so we dissolve the line between inside and out. Floor-to-ceiling sliding glass lets the living room flow straight onto the terrace and the infinity pool; interior and exterior floors continue at the same level and similar texture, visually enlarging the space. We align the infinity pool with the horizon so the water reads as an extension of the sea. The wide terrace and veranda become a second living room, with an outdoor kitchen and shaded dining that carry summer living outside.

Summer Comfort: Hot Climate, Shade and Natural Ventilation

Antalya's hot, long summers put keeping the villa cool and breathing at the centre of the design. Openings that allow cross ventilation, deep eaves, brise-soleil and pergolas provide passive shading that controls the sun and reduces reliance on air conditioning. We plan the AC and concealed ducting together with the interior, keeping the mechanics invisible while distributing coolness evenly to every room. In summer-house design the goal is an interior that stays shaded, airy and naturally flowing even at the hottest hour of the day.

Kalkan's stone-town fabric and steep hillside views invite a Mediterranean language of white-and-blue and natural stone, while Kaş wants a calmer, boutique attitude that merges with nature. In Kalkan villa design we work through terraced views, and in Kaş through a restrained language respectful of the landscape.

By the sea, material choice is as much about durability as aesthetics; salty air, humidity and intense sun quickly wear the wrong surface. We favour salt- and moisture-resistant materials such as natural stone, glazed ceramic, teak and thermally treated wood, stainless and powder-coated metal, and use UV- and moisture-resistant fabrics outdoors. In luxury villa decoration here this means not a villa that looks good in its first year, but one that stays well-kept a decade later. We combine the warmth of natural stone and wood with the coast's light, neutral palette, building a texture that never competes with the view.

Antalya villa owners are often in another city or abroad; for foreign buyers, especially Russian clients, we design the process to be remote from the start. We have no physical office in Antalya; our base is Ankara, and we run the project transparently through scheduled site visits, digital survey, photorealistic 3D presentation, video tour and an online approval flow. You communicate with a single point of contact while we coordinate the local on-site team and supervise design quality end to end. So even if you are not in the country, your villa is realised faithfully and under control.
