Izmir Villa Design

Ankara-based Kaya + Partners delivers villa interiors along Izmir and the Aegean coast that fuse the warmth of a country vineyard house with contemporary living. We have no physical office in Izmir; we run the process through remote project management, scheduled site visits and close coordination with a local construction team. In Cesme, Urla, Guzelbahce, Seferihisar, Sigacik and Narlidere we design villas built around the serene language of stone and white, sweeping sea views and the olive-grove landscape. Our goal is an interior that feels effortless both through the long summer months and in year-round permanent living, faithful to the true character of the Aegean.

The Aegean Vineyard-House Language: Stone, White and Simplicity

The soul of an Izmir villa lives in the region's own architectural tradition, and we design by weaving contemporary comfort into that language. We reinterpret the stone-wall heritage of Urla and Cesme, the whitewashed surfaces, the arched transitions and the restrained massing through a contemporary interior layout. Luxury in an Aegean villa is built not through ostentation, but through right proportion, warm texture and a simplicity stripped of the unnecessary. We treat the space not as a display case for a collection, but as a vineyard house that is genuinely lived in.

  • A contemporary reading of regional stone walls and whitewashed surfaces
  • Aegean vernacular texture through arches, niches and rendered details
  • A pared-back luxury grounded in proportion and texture, free of display
  • A warm interior atmosphere with natural linen, cotton and handwoven textiles
  • A serene, timeless palette of earth tones and lime white

Sea Views, the Imbat Breeze and Facade Orientation

On the Aegean coast, two factors shape the design above all: the view and the wind. We identify the sea-facing aspect of the plot and orient the living room and master bedroom toward the bay or open-sea view, while bringing the afternoon imbat breeze into the plan as a cooling ally. Cesme's open-sea horizon and the Gulf of Izmir views of Guzelbahce and Narlidere call for different framing; on every plot we treat the view not as a single window but as the constant backdrop of the space. In Sigacik and Seferihisar, the texture of the cove and harbor is answered with a more intimate, sheltered facade language.

  • Plan and room layout shaped by the plot's sea/bay facade
  • Openings that harness the imbat breeze as a cooling element
  • Dedicated framing for Cesme's open-sea horizon and the bay views
  • Wide glass surfaces and fixed panoramas that read the view uninterrupted
  • An evening light scenario that carries the setting sun onto the terrace

Indoor-Outdoor Flow, Courtyard and Olive-Grove Landscape

In the Aegean, life is not lived within four walls; it unfolds in the courtyard, beneath the vine, in the shade of the olive trees and by the poolside. So we connect the interior seamlessly to the garden, the courtyard and the landscape. With sliding glass systems we open the living room directly onto the shaded courtyard and the terrace-pool line, and we carry the indoor and outdoor floors in a similar stone or ceramic texture. We transform the pergola, vine arbor and stone terrace of the vineyard-house tradition into a contemporary outdoor sitting area; without removing the existing olive trees, we make the landscape part of the villa. The viticulture and olive culture of Urla and Seferihisar turn the outdoor space into not just a view but a garden that is truly lived in.

  • A seamless transition between living room, courtyard and terrace via sliding glass
  • A shaded outdoor sitting area with vine arbor, pergola and stone terrace
  • A landscape design that preserves and harmonizes with the existing olive and vine fabric
  • Matching stone/ceramic for indoor and outdoor floors so the space feels larger
  • Aegean-style open-air living with a courtyard and shaded dining area

Summer House and Permanent Living: Comfort in Both Seasons

Izmir villas are often not single-purpose summer houses; many owners now spend most of the year, or the whole year, here. So we build the design not for one season but for all four. For the long, hot summer we plan cross ventilation, deep eaves and shading; for the cool, humid winter we consider genuine insulation, a fireplace or underfloor heating, and moisture management. In wind-exposed spots such as Cesme and Sigacik, winter comfort is overlooked in most villas; we plan the interior around the seasonal use scenario, designing a home that feels comfortable both at an August noon and on a January evening.

  • Cross ventilation, deep eaves and passive shading for summer
  • Strong insulation, fireplace or underfloor heating solutions for winter
  • Material and detailing choices that withstand seaside humidity
  • A flexible spatial layout for both summer-house and permanent-living scenarios
  • Concealed-duct climate control - mechanically invisible, uniformly comfortable

The Aegean Material Palette: Natural Surfaces Resistant to Salt and Moisture

By the sea, material selection is a question of durability as much as aesthetics; salty air, moisture and the harsh Aegean sun quickly wear down the wrong surface. We favor salt- and moisture-resistant materials such as regional natural stone, glazed ceramic, thermally treated wood and teak, stainless and powder-coated metal, and we use UV- and moisture-resistant fabrics outdoors. Lime-based render, travertine and matte stone surfaces in keeping with the vineyard-house character provide both an authentic texture and long life. Our aim is not a villa that looks beautiful in its first year, but one that stays well-kept a decade later and ages alongside the nature of the Aegean.

  • Regional natural stone, travertine and glazed ceramic surfaces
  • Thermally treated wood and teak - warmth resistant to moisture and sun
  • Authentic vineyard-house character with lime-based render and matte textures
  • UV/moisture-resistant, fade-proof fabric and upholstery outdoors
  • Stainless and powder-coated metal - details resistant to salty air

Remote Process from Ankara and Local Construction Coordination

Owners of Izmir villas often live in Istanbul, Ankara or abroad, so we set up the process to work remotely from the very start. We have no physical office in Izmir; our base is Ankara, and we run the project transparently through scheduled site visits, digital measurement, photorealistic 3D presentation, video tours and an online approval flow. You communicate with a single point of contact while we coordinate the local construction team in Cesme, Urla or Seferihisar and oversee design quality end to end. So even when you are not in the city, your villa comes to life faithfully, under control and on time.

Frequently Asked Questions

Common questions about your interior design project

  • Do you have an office in Izmir, and how do you run a villa project?

Our base is in Ankara; we have no physical office in Izmir. We run villa projects through remote project management, scheduled site visits, photorealistic 3D presentation and online approval via video tour, with coordination of a local construction team in Cesme, Urla or Seferihisar. You work with a single point of contact while we oversee design and execution end to end.

  • I live in another city - can we run the process without seeing the villa in person?

Yes. We designed the process to be remote from the start: with digital measurement, photorealistic 3D visuals, video tours and online approval steps, you can make every decision remotely. During scheduled site visits we oversee measurement and execution, and we share progress regularly with visuals.

  • How do you preserve the Aegean vineyard-house character in a contemporary villa?

We reinterpret traditional elements such as regional stone walls, whitewashed surfaces, arches and courtyards through a contemporary plan layout. We preserve the existing olive and vine fabric and bring it into the landscape, staying faithful to the region's language with authentic materials such as lime-based render and natural stone. The aim is not an ostentatious one, but the feeling of a vineyard house that is genuinely lived in.

  • Which materials do you use by the sea?

We choose materials resistant to salty air, moisture and the harsh Aegean sun: regional natural stone, travertine, glazed ceramic, thermally treated wood and teak, stainless/powder-coated metal, and UV- and moisture-resistant fabrics outdoors. The aim is not just to look beautiful in the first year, but a villa that stays well-kept years later.

  • Do you design the villa for both summer and permanent living?

Yes. Since most Izmir villas are now used year-round, we build the design for all four seasons. For summer we plan cross ventilation, deep eaves and shading; for winter, strong insulation, a fireplace or underfloor heating and moisture management. This gives you a home that is comfortable both at an August noon and on a January evening.
